24 Henry Street – Staging Success Story

24HenryStreet_HomeIn the last couple of years we have been experiencing what is known as the “HGTV Effect”.  Most buyers have trouble visualizing an empty house with no furniture or artwork.

It is for this reason that Home Staging is one of the key components of the HeyRay Team marketing plan for any house we sell.  Here’s an example:

This home was a 2 bedroom, 2 bathroom bungalow with a finished basement on a 50 by 110 ft lot and was completely vacant.   This was also an estate sale so and executor gave us complete control over pricing, staging and marketing.  To the right are the before and after photos.

All the furniture, artwork and accessories you see is owned by the HeyRay Team and there is no additional cost to our clients for this service.  We also arranged for a gardener to clean up the yard, had the windows cleaned and basement carpet cleaned as well.  After the house was staged we shot a virtual tour complete with floor plans and multiple photos.

The HeyRay Team listed 24 Henry Street in Georgetown, ON on October 8, 2011 for $299,99.00.   The listing was posted on the Toronto Real Estate Board (TREB),  The Guelph Real Estate Board, Realtor.ca and HeyRay.ca.  We advertised in the Georgetown Independent, Mississauga News and Brampton Guardian.  An Open House was held Sunday October 16th and offers were accepted at 7pm.  There were 4 offers registered and the winning buyer paid $330,100 which was 10% over list price.  The close date was October 27th.
